5 most common roof problems

It pays to have your roof inspected every 5 to 10 years or so just to make sure that it doesn’t require any remedial work. That’s because a leak in your roof can cause significant damage to the inside of your home including damp which is not only a health hazard, but can cause additional damage to your ceilings and walls which will be more expensive to fix than the original leak. Our roofers encounter a range of of problems some caused by inexperienced contractors not carrying out roof work correctly.

Number 1: Deteriorating Mortar Work

Ridge tiles are usually cemented in place, but over time, the mortar deteriorates leading to loose ridge tiles. Wind and driving rain can hasten mortar deterioration so it’s well worth getting your roof inspected to see whether the ridge tiles need to be repointed. We also fit dry ridge roof systems which allow the ridge tiles to be secured with special fixings rather than cement. These have a far longer lifespan than cement and secure your roof against storm damage, so are recommended with with the installation of dry verge systems. Your chimney also needs to be regularly repointed to ensure it remains structurally sound.

Number 2: Gutters

They may look straight but gutters need a slight pitch to ensure rainwater runs to the end and down the roan pipe. Our roofers often see gutters that have not been installed correctly, either not enough supporting clips or the wrong kind of gutter for the type of roof leading to water overflowing. Another common problem is gutters not being cleared out regularly leading to an excess of leaves and other debris which blocks the gutter and leads to rainwater overflowing the gutter instead of clearing away down the roan pipes.

Number 3: Fascias and Soffits

Many older buildings have wooden fascias and soffits which unless they are regularly maintained, tend to rot which leads to water and even small animals or birds getting into the loft space. We fit quality UPVC gutters, fascias and soffits which don’t rot and therefore don’t require regular repainting.

Damaged Chimneys

Chimneys are vulnerable to storm damage because of where they sit on the roof. Deteriorating mortar work will eventually lead to structural damage which could cause all or part of the chimney to collapse causing a real hazard to people below and to your roof as well. That’s why chimneys should be inspected every 10 years or so to make sure they are in good condition.

Number 5: Chimney Capping

Poor chimney capping work can prevent air flow necessary to keep the chimney breast ventilated, otherwise you could end up with damp issues. As with all parts of your roof, it’s always best to use the services of a professional and experienced roofing contractor like Saltire Roof Care Limited to avoid problems later on.

Ask us about having a roof inspection. Our professional roofing team can identify and fix any issues before they develop into major problems or, your roof may even get a clean bill of health. Either way, having a roof inspection will give you peace of mind.
